I live by the border in Washington State and was wondering if I could buy a storage unit in Canada and transport it back to the United States and if so what documentation would I need?

It would be like importing anything else into the country. So you would need to be pretty careful about it. They might try to charge you duties on the perceived value of each item instead of duties on what you paid for the unit. I recommend talking to US border services before you go all in on it. See what they say. Maybe if you provided the paperwork of what you paid for the unit, they might be willing to only take duties on that amount.
